What is a conjunctional marketing authority?
If you've been told your property might be marketed "conjunctionally" with another agency, here's what that actually means and why it can work in your favour.
The basic idea
A conjunctional marketing authority allows two (or more) real estate agencies to jointly market a property, with commission shared between them according to an agreed split. Rather than being restricted to one agency's buyer database and marketing reach, your property is actively promoted by multiple sales teams.
Why it can help
● A wider pool of potential buyers, drawn from multiple agencies' databases
● Particularly useful for commercial property, where the buyer or tenant pool can be narrower and more specialised
● Can speed up a sale or lease without requiring you to switch agencies or renegotiate your primary agreement
What to check before agreeing to one
● How commission is split between the agencies involved, and whether this affects your total commission rate
● Who takes the lead on communication with you as the vendor
● That both agencies are appropriately licensed under the Real Estate Agents Act 2008
Our approach
We use conjunctional arrangements selectively, particularly in commercial sales and leasing, where a wider network can genuinely accelerate an outcome for our clients. We'll always explain the commission structure clearly before you agree to anything.
