Buying your first home is exciting and, understandably, a little overwhelming. Here's a grounded, practical guide to getting started in our region.

Get your finances sorted first

Before you start looking seriously, get pre-approval from a lender or mortgage advisor. This tells you your realistic budget and makes you a credible buyer the moment you find the right property — critical in a competitive market where good properties move quickly.

KiwiSaver first-home withdrawal

Most first-home buyers are eligible to withdraw the bulk of their KiwiSaver savings to put toward a deposit, provided they meet the scheme's eligibility criteria. Talk to your KiwiSaver provider early, as processing can take several weeks — factor this into your timeline.

Where to look in our region

●       Porirua and the Hutt Valley often offer more accessible entry points than central Wellington, with good transport links

●       Kāpiti can offer larger sections and standalone homes at comparable price points to smaller central properties

●       Cross-lease and unit title properties are often more affordable than freehold — just make sure you understand what that ownership type means (see our article on this)

Due diligence essentials

●       Always get a builder's report, even on newer homes

●       Request a full Land Information Memorandum (LIM) from the local council

●       Get independent legal advice before signing anything

●       Understand the title type and any body corporate or cross-lease implications
